• Five Year Limited Warranty
  Helmuth Builders guarantees each structure to be free from defects in material and workmanship for a period of five years. We will repair or replace, at our discretion, any defect within five years from the completion date of the structure. Helmuth Builders is not responsible for damage to articles and equipment stored within the unit. This warranty does not cover damage caused by fire, storm, or any other act of God. Helmuth Builders is not responsible for any settling that may occur after the building is set on blocks or pads, including but not limited to misalignment of doors.
• Deposit
  A minimum deposit of 20% of the total price is due at the time the order is placed. The only exception to this will be under a Rent-to-Own agreement. For all modular structures and on-site builds, the deposit required is 50%.
• Payment
  Cash and check are the preferred methods of payment. We do accept all major credit cards as forms of payment. However, if a discount is applied to an order and the customer wishes to pay with a credit card, the discount will be decreased by 3% of the original price.
  Final Payment: Unless otherwise noted by Helmuth Builders, final payment is due upon delivery of your structure. Accepted payment forms include Cash, Check or Credit/Debit Card.
• Non-Payment
  There is a $20 fee for all returned checks. Final payment is always due upon delivery of structure. If final payment is not received within 30 days of delivery, Helmuth Builders reserves the right to re-enter your property and retrieve the structure. Helmuth Builders is not responsible for any prior notification or any property damage that may be incurred by the removal of the structure, including fence removal if necessary. The retrieved structure and all personal property inside the structure will become the property of Helmuth Builders at the time of retrieval and may be disposed of at our discretion.

  Order Cancellation/Changes

• Cancelled Orders
  Helmuth Builders reserves the right to retain the down payment in full upon cancellation, regardless of the cause.
• Changes to Your Order
  If you wish to change any detail of your structure or modify the layout, your order will need to be reprocessed, and it will be moved to the back of the line, potentially extending the build time.
• Permits and Regulations
  Customers are responsible for obtaining all necessary permits, adhering to local codes, and complying with zoning requirements. Additional fees may apply for out-of-state permits and taxes if delivery is required to a state other than Virginia.

  Delivery Policies

• Prepared Site
  We will deliver to your prepared site. If the site is inaccessible to our equipment or if the site is more than 2 feet out of level and a return trip is required, additional transportation costs of $5 per mile for the total miles traveled will be applied.
• Delivery Time
  Upon entering the customer’s property, our delivery team has 30 minutes to set the building. After 30 minutes, a fee of $100 per hour will be charged.
• Leveling with Blocks
  Helmuth Builders will use blocks to level the building if needed. Blocks are included up to the width of the building (e.g., 10′ wide building equals 10 blocks). Each additional block will cost $5 per block (no blocks on pad sets).
• Clear Entry
  Customers are responsible for ensuring a clear entry to the unit’s site, including removing all necessary shrubs, limbs, and other obstructions from private or public property. Helmuth Builders is not responsible for damages that occur during site checks, on-site work, or deliveries. If our equipment gets stuck during delivery, the customer is responsible for getting all equipment unstuck. If you have concerns about your property’s ability to handle our equipment, please postpone delivery.
• Mileage
  Helmuth Builders agrees to deliver your building to your prepared site. Our pricing includes delivery within a 30-mile radius from the sales lot where the building was purchased. Additional miles beyond the initial 30 miles will be charged at a rate of $3 per mile.
• Final Payment: Unless otherwise noted by Helmuth Builders, final payment is due upon delivery of your structure. Accepted payment forms include Cash, Check or Credit/Debit Card.
